Commercial electrical work: tenant improvements and service

Restaurants, shops, offices, and shared spaces. We wire build-outs and upgrades to the plans, coordinate with your contractor and the inspector, and keep to the schedule we agree on.

When businesses call us

  • You’re building out a leased space.
  • You’re changing the layout or adding equipment.
  • The lighting is dated, uneven, or failing.
  • Breakers trip under a normal day’s load.
  • You manage a property and need an electrician who answers and shows up.

Commercial work we take on

Our crew takes on commercial work under the company’s licensed electrical administrator.

  • Tenant improvement build-outs
  • Lighting: pendants, track, and general lighting
  • Power for equipment and kitchen lines
  • Panels and distribution
  • Troubleshooting and repair
  • Preventative maintenance

Tenant improvement electrical

A tenant improvement turns a shell, or the last tenant’s layout, into your space. The electrical scope usually covers circuits and outlets for the new layout, lighting and controls, power for equipment, exit and emergency lighting, and changes to the panel that feeds the suite.

  • Restaurants: power for kitchen equipment, and dining and counter lighting
  • Retail: track and display lighting, and power at the counter and in the back room
  • Offices: outlets and circuits for workstations, lighting, and controls

Service for businesses and property managers

Once a space is open, the work turns to keeping it running: a circuit for new equipment, lighting that has failed, a breaker that trips during the lunch rush. Property managers and other contractors can find how we work with them on our trade partner page.

Commercial permits and plan review

Commercial electrical work needs a permit and inspections, and some projects need electrical plan review before the permit is issued. Elsewhere in Clark and Cowlitz County that goes through Washington L&I.

Inside Vancouver, the city’s building permit for a tenant improvement includes the electrical work, and the plan review and inspections happen under that permit. The city also requires permitted work to be done by a licensed contractor. We handle the electrical permit and schedule each inspection as the work is ready.

Process

How a commercial job runs

  1. Drawings and walk-through

We review the plans, walk the space, and ask the questions that prevent change orders later.

  2. Scope and price

You get an estimate that spells out what’s included.

  3. Rough-in to trim

We coordinate with your general contractor and schedule inspections as each stage is ready.

  4. Final and handoff

The work passes final inspection and the panels are labeled before you open.

What affects the cost of commercial electrical work

Commercial pricing follows the drawings and the building. These are the usual variables.

  • The drawings. A complete set prices more accurately than a walk-through.
  • The condition and capacity of the existing service and panel
  • Equipment loads, especially in kitchens
  • Ceiling type and height
  • The schedule: phasing the work around other trades and your opening date

Questions

Things people ask us.

Does WestPeak Electric do commercial electrical work and tenant improvements?

Yes. WestPeak Electric is a licensed electrical contractor (Washington license WESTPEL745M7). We do commercial electrical work and tenant improvements throughout our service area. Call or text 360-521-6913, Monday to Friday, 7 AM to 5 PM.

Do you handle permits for commercial work?

Yes. We pull the electrical permit and schedule inspections with Washington L&I or the City of Vancouver, depending on the address.

What kinds of commercial projects do you take on?

Tenant improvements and small commercial build-outs: restaurants, retail, and office space. If your project is something else, call and describe it. We’ll tell you honestly whether it’s a fit.

Can you maintain a property after the build-out?

Yes. Preventative maintenance and service calls are part of what we do for commercial customers.

Can you work from an architect’s or engineer’s drawings?

Yes. We build to the drawings, and we raise questions early when something on paper won’t work in the space.
